Real Estate Practice: Ms. Donnelly is dedicated to providing her clients with the highest quality of representation for their real estate needs. She has substantial experience handling all aspects of real estate law, from simple transactions to complex transactions.
Her real estate practice is divided into two separate and distinct areas:
She brings specialized knowledge and experience to each client's case. As a result, she can help you anticipate and prevent problems, instead of merely reacting to problems after the fact.
Ms.Donnelly provides her client’s the transactional legal services they require in connection with their real estate needs in both commercial real property and residential real property. She provides the kind of hands on involvement which is necessary to successfully represent the clients in the acquisition, development, leasing, and sales of various commercial properties. These commercial properties include shopping centers, hotels, warehouses, industrial property, office buildings, condominium, multi-family residential projects, single family homes, and restaurants.
Ms. Donnelly represents individuals in connection with the purchase and sale of their homes. She understands that the purchase and/or sale of a home by her individual clients is a very important matter Ms. Donnelly will either prepare or review the purchase and sale agreement prior to the client signing same. Once the contract has been signed, she will represent the client throughout the entire process, including the review of title insurance, if that is the desire of the client.
Ms. Donnelly also represents both Landlords and Tenants in commercial/residential leasing. She works closely with the tax professional of the client so as to achieve the highest and best result for the client. This may include, for example, a tax deferred (Section 1031) exchange, or other tax deferral procedures, so as to facilitate a successful exit strategy for the client in connection with their real estate investment.
Ms. Donnelly is acutely aware of her responsibility to assist her clients in the due diligence which is necessary on their part in connection with the acquisition or purchase of real property. In connection with that due diligence responsibility, she will advise her clients as to the desirability of retaining a land surveyor, engineer, environmental engineer, and if required, structural engineer, in connection with the evaluation of the real property which is to be purchased, including any improvements presently existing, or to be constructed thereupon.
She will guide the client through their due diligence and contractual responsibilities concerning the purchase and/or sale of real property. Ms. Donnelly will also prepare and/or review all the closing documents and other matters necessary to secure a successful closing. She will also attend the closing so as to make sure that the client’s interests are totally protected.
